Sellers will require to complete a Property Questionnaire, obtain an Energy Report and a single Survey, all of which will be made available to prospective purchasers. Prospective purchasers will to be able to use this information about the condition and value of the property before Offers are made. The cost of such reports will be met by the seller and will be between £350 and £600.
In this way, buyers will not waste time and money on mortgage Valuation Reports on properties where their Offers are unsuccessful, although it will still be open to them to instruct their own Survey at their own expense. This is completely different from the system in place at the moment where purchasers are required to carry out their own investigations and pay for their own Survey Reports.
